By using pakkiregistry.com or our services you agree to these terms. They form an electronic contract under the Information Technology Act 2000 and the Indian Contract Act 1872.

PakkiRegistry lists land, houses, flats and shops in Purnia, Katihar, Araria and Kishanganj, verifies papers before marking a listing Verified, arranges site visits, and guides buyers and sellers through registry and mutation. Where a project or agent requires registration under the Real Estate (Regulation and Development) Act 2016 and the Bihar RERA Rules 2017, we list it only with its RERA number.

Before a listing is marked Verified we check the registry deed, khatiyan, current jamabandi, LPC, mutation status, owner identity and site boundary, and look for known disputes or bank charges on the Bihar Bhumi portal. We give the buyer a written summary of what we checked.

Our check is based on government records available on the date of verification. Land records in Bihar are being updated under the Bihar Special Survey and Settlement Act 2011, so buyers should also confirm the latest record on the day of registry.

Owners must post only property they own or are authorised to sell, with true details and real photos. False listings, hidden disputes or forged papers will be removed and may be reported under the Bharatiya Nyaya Sanhita 2023. We may edit or reject any listing.

Sale deeds are registered at the Sub Registrar office under the Registration Act 1908. Stamp duty and registration fee are paid to the Government of Bihar as per the Indian Stamp Act 1899 (as applicable in Bihar) and current notified rates. Mutation is applied under the Bihar Land Mutation Act 2011 through the Circle Office. Cost estimates on our site are guidance only.

Listing is free. Our service fee, if any, is told in writing before work begins. Never pay token or advance money to anyone claiming to be from PakkiRegistry without a receipt from our office. Government fees are always paid directly to the government.

We take full care in verification. We are not liable for changes made by owners after verification, for deals made directly between parties outside our process, or for delays at government offices. Our total liability is limited to the service fee paid to us.

Your rights under the Consumer Protection Act 2019 are not affected. Disputes will first be resolved by talking with us, then by mediation, and otherwise fall under the exclusive jurisdiction of courts at Purnia, Bihar.
